Why isn't Houseflys free to use like other online websites?

Because Houseflys is a totally dedicated Private Property Platform for Private Landlords + Tenants in Milton Keynes and Bucks!  We charge because your 'lettings' are the only focus of Houseflys and our visitors, no external advertising is allowed.  

We don't have flashy pop-up, scrolling, iritating adverts luring you to buy something you don't want on the site.  Houseflys is solely concentrated on Private Property Rentals and or Rooms Lettings in Bucks so this is all you will see on the site - No agencies are allowed giving landlords and tenants confidence that Houseflys is the place to use purely for private rentals + lets in Milton Keynes and Buckinghamshire.

Other websites use other forms of advertising to pay for the cost of running their website and use the 'promise' of free advertising to attract landlords to their site - with the hope that you and searching tenants will purchase something else.  So, whilst it may be free, your listings are not the primary focus.

 

What do I get for my money?

Houseflys offers you a professional online presence with technology to enable you to create your own listings web pages for FREE, saving you the expense of creating your own website, which you need to compete in today's property rental market.  Houseflys provide the technology to enable you to upload quality images easily along with postcode mapping to automatically link your 'letting's with Google maps, satellite and Street Views so your enquirers can immediately see where your property rental is located. 

 

You only pay for when you activate your listings LIVE on Houseflys, you control when you advertise and have direct contact with enquirers - Houseflys is not an online lettings agent, we don't charge for tenants to contact you or for you to receive enquirers.

 

However, Houseflys does all the technical stuff for you, including Search Enqine Optimisation, to direct searching tenants to the site and ultimately to your private lettings, so you can concentrate on managing your enquirers and property portfolio:

 

  • Register with Houseflys by creating an account with your email address and a password that you specify.   
  • As soon as you register, and whether you add any properties or rooms to your account or not, you will automatically receive 'accommodation wanted' requests from searching tenants via email or text.  This is a free service.  Unregistered landlords receive accomm.wanted requests 48hours later giving you an added advantage to contact tenants first.
  • Once you have created your own 'account' you can upload all your property or room details onto your dedicated web page/s for free.  You can add as many properties or rooms within your portfolio as you like, to 'Your Account'.  No payment is made at this stage. 

  • Your webpages will  allow you to add detailed information and upto 4 images per property or room so that prospective tenants can browse online prior to booking a viewing direct with you.

  • When you have a vacancy and you need to 'advertise' your property/room immediately, you 'activate' your property/room listing at any time of the day or night. You have complete control of your online advertisments.

  • Payment is only requested when you want to activate your listing so that it appears 'LIVE' on the Houseflys website, and within 24hrs, on Twitter and Houseflysblog.  You only pay per property/room that is live.

  • For your security and peace of mind, all payments are made securely via PayPal, the Houseflys team do not have access to this. 

  • PayPal then triggers your listing to go live on Houseflys website for all to view.  Within 24 hours of activating your listing, it will then appear on Twitter and Houseflysblog.
  • Payment via PayPal is for the LIVE listing not the storage of Your Account property portfolio which is totally free. 

 

Below are listed all the other benefits you will receive:

Up to 4 6mg Images per room/property

Easy upload of your images to create a professional online appearance. Houseflys has inbuilt technology to enable you to upload quality images yourself, at anytime of the day or night!  If you're still not sure how to upload your images you can either send them to us via email at info@houseflys.co.uk or to our mobile 07590 997452 and we'll do it for you...but it is really easy to do it yourself: here are the instructions, so have a go! 

  • Tenants are more likely to take your property or room seriously if they can see what you are offering.  Houseflys enables you to look professional, just like an Estate or Letting Agency. 

  • Visual images enable tenants to quickly decide whether your 'letting' is for them or not resulting in quality enquiries. 

  • Listings with no images give a very negative impression and would result in visitors ignoring your letting.  As a result Houseflys ensures that all LIVE adverts listings include at least 1 image of your property/room.

  • No 'live; adverts will be uploaded onto the ‘live’ website without an image, and you will be reminded to upload images if you pay to activate your letting.

  • Each listing's web page can take up to 4 images, which image can be up to 6Mb giving you upto 24Mb per listing.  This means that your images can be a very high quality resolution, giving your web page an excellent online image.

  • Images can be deleted, changed or updated at any time including when your listing is 'live'.  This is especially handy if you receive feedback from enquirers regarding the images.

 

If you don't have images available now, don't worry, you can still create your account then upload and store all your property ‘text’ details prior to adding images in the future.  Just return to 'Your Account' at a later date to upload images prior to payment.

All 'live' listings must include at least 1 image.  This policy is to safeguard your online 'professional' appearance and to maintain the interest of Houseflys visitors and encourage visitors to view your properties details in full.

 

Payment of Advert is taken securely via PayPal

After uploading your property details and images you can choose to store these and pay at a later date OR pay and 'activate' your advert listing immediately. You're in control of when you advertise your letting.  Prior to any payment being made, you will be prompted to read the Terms and Conditions. Payments are all linked to PayPal for your security and peace of mind. If you don’t have a PayPal account already, you can easily create a PayPal account prior to paying for your advert [which takes approx. 5-10mins] OR you can make a single direct payment with your credit card via PayPal.

Your Property Goes LIVE on Houseflys when you want it to

Once your property/room is ‘live’ it will appear on the home page under ‘Latest Properties’, so you can see immediately that it is there. Within 24 hours, your live listing is uploaded by direct onto Twitter and Houseflysblog which generate even more exposure to searching tenant! Houseflys visitors can also subscribe to receive RSS feeds or follow on Twitter, which instantly alerts them when your new listings are added to Houseflys.

Following payment of your advert, an automatic email will be sent to you which details your payment, expiry date of advert and your PIN [see below]. You can also use your PIN [see below] in the ‘Quick Search’ box to be quickly directed to your ‘live’ online property listing for you to view, this saves you hunting through the other listings.

You can edit your property details and images even when your listing is ‘live’ by logging into Your Account. Visitors will see the date your 'letting' advert expires, giving them confidence that the property/room is active and available ‘To Let’, saving them wasted time.

Your Property Ad EXPIRES notification is sent 24hrs before

All adverts are listed with the ‘expiry’ date clearly advertised on your web page. On ‘Your Account’ page, there is also a ‘countdown’ timer which allows you to see how much time is left on your ‘live’ advert/s. 1 day before your advert ‘expires’ an automated email will be sent to you flagging up that the advert is due to expire.

  • If you wish to renew your advert listing so it appears on Houseflys website for longer, the email will link you back to ‘Your Properties’ page, where you can ‘Re-new Your Ad’ to click through direct to PayPal.

  • If you let your property/room before the expiry date, you can remove your ‘live’ listing by editing ‘Your Properties’ page and select ‘Status: Hidden’. This will stop any further unwanted enquirers.

Please Note:  Payment will not be reimbursed for unused ‘live’ adverts, however, if your ‘let’ falls through prior to your advert expiring, you can just reinstate it by selecting ‘Status: Live’ again. Your property/room will continue to be LIVE on Houseflys website up until the expiry date.

Deleting Your Property Listing, you have full control of your information

You have complete control of deleting all of your details from Houseflys. After expiry of your ‘live’ advert and following no immediate renewal payment, your property/room will still be stored in 'Your Account' for up to 1 year from when you originally added the details.

  • If you wish to re-let your property within the year, just login and go to Your Account, update your property/room listing and re-advertise.

  • If you do not re-advertise within the year, all your property details and images will automatically be deleted. We will notify you of this prior to any automatic deletion.  Once deleted they can't be reinstated, and your account will need to be set-up again.

  • If you wish to delete your property details and images entirely before the year expires, this can also be done by logging in to Your Account/Your Properties and select the delete button under the listing. It will now be fully deleted. Please note: you can’t recall this deletion and will have to create the listing from scratch.

Your Property Account can hold all your properties/rooms in one place

You will have a property ‘account’ which you will be directed to every time you login. Here you can see all your listings in one place and you can have as many properties or rooms that you need stored here.

Unique Property ID Number [PIN] is issued for each property/room advertised live

Once you have paid and your property/room is ‘live’ you will automatically receive an email from Houseflys, which details your unique Property ID Number [PIN]. Your PIN enables anyone to avoid searching through all the Houseflys listed properties and go direct to your dedicated web pages.

PINs can be used in your classified ads to redirect people direct to your Houseflys advert

With your Property ID Number [PIN] means you can also advertise your property/room direct via traditional newspaper ‘Classified To Let Property’ adverts in your local paper OR even in texts to interested friends, colleagues or enquirers so you can increase the variety of ways you advertise your letting.  Your PIN can then direct enquirers to your dedicated web pages to view the full details of your letting.

‘Classified To Let Property’ pages: Traditional advertising ‘To Let’ properties/rooms can be very expensive, especially if you don’t secure a letting within a couple of weeks. Equally if there are lots of adverts listed your advert can become buried within the section. Paying for larger boxes and colours add to the cost, without providing any more essential information to readers. With your PIN you can still advertise in the classifieds but your Ad could direct interested readers to your online property page at Houseflys via the PIN number, so they can download all the details + images direct. This will give you an edge over fellow advertisers!

Houseflys Advertisements:

In addition to your dedicated online property/ room web page and regardless of whether you choose to take out a classified ad in your local newspaper, Houseflys undertakes monthly search engine optimisation to direct searching visitors to our website. Links are also constantly created from related websites to generate extra visitor traffic, to enable your dedicated web pages to attract searching tenants to your property.

Houseflys also have regular adverts in the traditional ‘Private Property To Let’ sections of the following Bucks newspapers: Bucks Free Press, Bucks Herald, Milton Keynes Citizen which also populate in their subsidiary or ‘sister’ newspapers. Local traditional advertising is still the place where local searching tenants will browse.
