- Tenants are looking for Private Landlords to avoid letting agents fees but can find it difficult to find you direct. Make it easier for them to find your lettings and view all the details, images and maps in one place.

- Stand OUT from the crowd! You control when and where you advertise your lettings. Enhance your classified adverts by re-directing interested enquirers straight to your web pages via your unique property PIN number.
- Manage all your lettings in 'Your Account', make your listings 'LIVE' when you need to advertise them or 'HIDE' them when the property is let. Complete control and direct contact with interested enquirers.

If you like the layout and want to register and add your properties or rooms, just:
- click 'Add Your Property' [above] to set your account up direct, with your email address and a password of your choice.
- Registration and uploading your property details is completely free.
- Load all your details and images at your convenience.
- Once all your properties/rooms are uploaded you choose when to make them 'LIVE', either immediately OR in the future.
Payment is only made when you are ready for your 'lettings' to go live on Houseflys. By selecting 'Pay for Ad' in Your Account, you will be directed to the 'Checkout'. So you only pay when your properties are LIVE not when they are HIDDEN, however, all your 'lettings' are stored ready for when you need to advertise next time...storage is totally free.
Advert tips:
- You can upload up to 4 images of your property to show off its main features. When taking your photos always include a front image of your property even if this is an apartment block. Tenants like to see the kitchen and/or bathroom facilities and if you have an attractive view or garden try to include these as well.
- Be as detailed as you can in the Property Details section. Always include essential information such as rent charge/ amount of deposit required etc. Try to complete all areas of the form which will ensure that your prospective tenants have a good oversight of what you are offering.
- Also you can advertise your property in your local classifieds section of your local newspaper and add your unique Property ID Number [PIN] so interested tenants can be directed to your property pages on Houseflys.
Viewing Tips:
- Have information about your property by the phone/computer so that anyone who answers your phone/checks emails can also deliver the correct information to interested callers – this saves everyone time.
- Ensure that you will be available for viewings after your advert is listed.
- If you have tenants already in your advertised property – be courteous and let them know that the property is being advertised and give them at least 24 hours notice of any planned viewings [in accordance with your statutory obligations].
- Be punctual and preferably arrive 10-15 minutes before the viewing time. This will allow time for clearing mail from the mat and/or opening curtains or windows to provide a welcoming atmosphere.
- Be prepared for questions, have a copy of your tenancy agreement for your visitors to view and preferably take away to read if interested. To save paper, you could always agree to email a copy direct to them.
- Take a small but serious ‘holding deposit’ from viewers who express a serious interest in your property. This assures them that you will hold the property to enable them to complete credit checks and put everything in order before signing the tenancy agreement.
Booking In your new Tenants
- Respect your tenants: they are your customers. A happy customer is a happy home and a happy bank balance!
- Provide a legally recognised Tenancy Agreement and detailed inventory. See Useful links for details.
- Be present on the day you book your tenants in. Go through the inventory together, sign the tenancy agreement, exchange rent + deposit money and provide a separate receipt.
- Provide your bank account details and a Standing Order mandate to enable your new tenant to set up a ‘rent payment standing order’ direct to your account.
- Record the meter readings and inform utilities of the change of tenant.
- Contact your local district council to change the Council Tax payers details.
